Luke is an amazing agent! When I decided I wanted to buy a home I reached out to him and he responded very quickly. He is very conscientious of your budget and makes you feel like he is always in your corner every step of the way! He found me a home that I absolutely fell in love with the moment I walked in the door within a month of me starting to look. The appraisal process was difficult and the first appraisal was under asking price. Luke weighed all the options and performed his own analysis to determine it was underestimated based on improvements the sellers had made and comparable homes in the area. He was very thorough in explaining why he felt it was underestimated and worked with my loan officer to get a second appraisal. I am by nature an anxious and apprehensive person and he never hesitated to listen, answer my questions, work to understand my concerns. He worked hard on my behalf to negotiate with the bank, appraiser, and inspector to ensure everything being done was in my best interest. When the inspection came back showing some repairs were required and recommended, he worked with me closely to understand what I was comfortable with and made sure I knew I could walk away if I wanted. He saw that I felt I wouldn’t find a better home for my family and was quick to draft a proposal to the sellers of items we wanted fixed prior to closing. He followed up with the selling agent whenever needed to ensure they agreed with the proposal and were doing the work requested once they agreed. Luke has a very relaxed demeanor and is a very personable. He was very good at making me feel comfortable throughout the process. While I feel like I found my forever home, if I ever decided to sell and buy again I will not hesitate to contact Luke!
No matter what a homeowner may think – any given home is only worth what someone will actually pay for it. This true selling price changes rapidly over time. My wife and I wanted to sell our home fast and minimize the amount of money left on the table. After an extensive internet search, she decided to contact Agent Luke – based on his various online videos. Luke came to our home and took data input and set up a zoom call later in the week to present the results of his pricing analysis. Luke presented his amazing proprietary data in a custom-made power point presentation. His graphical presentation provided in an intuitive format - successive waves of orthogonal home value data (different sets of data independent from each other). Luke’s custom pricing analysis provided a rigorous mathematical model which converged to the most probable sale price for our home. His presentation literally made our home’s actual value jump out at us. We selected that home price – the house sold the very day it was listed and at our asking price. This was exactly what we wanted – selling our home fast and leaving a minimum of money on the table. In addition to Luke’s accurate pricing analysis, he is a man of integrity and very easy to work with. I would happily use his services again. Luke helped us get a house recently and he made the anxiety ridden process much more manageable. He is responsive, knowledgeable, and works really hard to make sure he’s getting his clients the best possible terms. Luke was a great resource in helping to identify which updates (flooring, paint color, etc) would provide the most "bang for my buck" and help the home sell quickly. In fact, Luke brought in a buyer before I even had the updates completed. So, Luke basically had my house sold before it even went on the market. I felt that I had a good idea of a price range for my house before I spoke to Luke, but then Luke provided a comprehensive market analysis and along with his improvement suggestions I was able to list and sell the house for much more than I had expected. Luke also has a lot of contacts with good contractors who show up on time and do great work which was a great benefit when the home inspection revealed some repairs were necessary and we working on a tight timeline. I'd recommend Luke to anyone looking to buy or sell a home.
Luke did an amazing job selling our home. He held many open houses and always kept us informed each step of the way. When we got an offer he gave us the best advice and he even negotiated the best value for repairs and split the cost with the buyer. We definitely recommend Luke! Thanks again!
