Been living in a rental property for a year. Place is roach invested. They never sent any exterminators. Non working Plugs were reported but no one ever came to repair them. Very unprofessional. If you see 420 Moody st run. The owner is nice. The company is trash.
Gerry Milo, is absolutely delightful. Intelligent, caring, professional. He went out of his way to make the transition of property ownership as painless as possible for the tenants, and the buyers.
This place is American Real Estate and American Leasing and Management. Mostly snobbish and act like their customers don't matter and are wrong at all times. Renting with them for 11 months now. Each month there was something added to the before I moved in maintenance check list to fix. After 9 months of renting with them, they finally managed to fix plumbing, and dryer plug which was their dryer outlet burnt to melting non existence. My garage still needs work, and maintenance guy was suppose to come fix front door and he messed it up if you ask me. But I'm leaving soon Thank you Jesus! Once my 1 year lease is up, it's a for sure move to another county or state so help me God. I don't want to do business with people who act like them.
I would run from this company. They act like they have your interest involved but really they are just out there to make a sale. Here is response after the real estate agent never pointed out that the property had termites and that the contractor that she hired to do the inspection was worthless. Don't let them pick the inspection crew. Worst ever. Watch your pocketbook and your back. We trusted this company and next time we know to go with someone else. The agent should always point out things that are in your best interest. There are so many papers to read and sign, your agent should be there to help you. Looking back over your transaction: All reports were sent to you to review and decide what, if any, action you would like to take. After your call, l I reviewed the report and it showed there was no active termite infestation but did recommend treatment. Treatment provided by the sellers was not one of the things you expressed wanting to ask for in the repair amendment. The seller’s disclosure stated there was previous activity and stated they treated it. The property was vacant. You did ask to do schedule your own treatment (for bug spraying and wasp removal) prior to closing. The seller gave permission even though the house was not yours until closing. You also asked for recommendations for pest control providers (for bug spraying and wasp removal) which I provided from a google search but also told you that who you hire is your choice. The pest inspector who provided your report (Ballistic - terrible company) was also an option for you to hire for treatment. I offered to be available for any appointments to allow access if it was needed. Treatment was never scheduled by you (never pointed out that it had active termites on the property nor in the report from Ballistic). I guess what I am trying to figure out is what else you are needing from me that I can actually help with. You did ask about contacting an attorney and my response is that is your legal right to do. (Because she didn't do her job correctly and now it is costing us and extra 3.6k). Thanks lovely agent, really appreciate the awesome job. Once a transaction closes I can no longer be involved with things that occur regarding property condition. All I can do is advise you to talk to the inspectors for questions you have. That is why inspections are done so that you have someone advising you regarding the condition of your potential purchase. They are the ones who can also be contacted for questions during your option period for recommendations. As I stated in your signed buyer representation agreement I am not an inspector of any kind. I can not identify Wood Destroying Insects or any other pests. (You had the report too, you could have pointed it out better or mentioned it).
My husband and I were looking at a house listed with American Real Estate. The tile in the floor had been pushed up with a visible crack in the concrete foundation beneath. There were cracks in the interior sheetrock and the exterior brick. Coincidentally, as we are looking at the house, a realtor with American Real Estate and Matt with Rite Way arrive. The two go into the house. A few minutes later, they come over and Matt explains that he metered the whole house, and there is only 1" of difference in the entire foundation, which is allowed even for new builds. He says there are no problems with the foundation at all. It simply settled a little which caused the tile and sheetrock to shift and cause the cracks, but they are purely cosmetic. Another company was contacted for a second opinion. This company finds there was a difference of 1 1/2" within only a 20' span! The readings indicated almost a 2" difference within the entire foundation and advised, even with repairs, it would be hard to guarantee anything. Matt and the realtor looked us in the eye and lied to us. Had we trusted this "professional" opinion, we could have potentially lost tens of thousands of dollars
