This is a review for one of his realtors who did not understand dual agency representation. I wasted two months trying to buy a home that had a wet and previously flooded basement, as in 6 inches of water which had stained the wood post and water heater. Anyone who went down into the basement would have noticed this from the wet/damp dirt, the markings on the post as well as the rusted out water heater with a six inch yellow stain on the bottom. The owner, however, did not disclose any of this in her property disclosure. I was an out of state buyer and was relying on my realtor to tell me what was going on in the house. It was not until the second realtor, who saved the day, did some digging and found that the owner before the current one had disclosed this issue that the latest seller had left out of the report. Thank goodness I hired a home inspector to verify this info. The garage was also sinking into the ground and was full of trash and old applicances that the owner wanted to gift to the buyer but no thanks! Really cute house but deceivingly messed up and luckily we found all of this out. The home inspector, Wayne, from TriStateInspections, who drove two hours each way, was an absolute gem and saved the day. He felt so bad for what was going on that he did not charge me. This review is a wake up call and I hope that this agency takes to heart what I have written. This is my response to Michael's posting in which he falsely claims that l viewed the property. I was an out of state buyer and did not see it so l relied on my realtor for help. Secondly, it doesn't matter how far a property is when it is your listing so having to drive 10 minutes or two hours is just part of the business. I had to switch realtors in the midst of our transaction because the first realtor was new and did not understand how to be a dual agent. I constantly felt that l was on her schedule and that she was not thorough so l asked for someone else on her team to help me. She was helpful but because l did not view the basement in person l was shocked to find out from the home inspector the true condition of that area. It was plainly obvious that there were issues. I am very familiar with older homes and l understand that they have imperfections, however, having a wet basement is a deal killer, on a $50K house or a $500K house. The first thing that l told the first realtor was that l walk from water issues. But somehow that was ignored. For you to throw me under the bus by commenting on my price point is quite foolish and speaks volumes about your attitude towards me as a former client. I waited a few days before posting this review because l wanted to see if you would call me to apologize but all l heard was crickets!! Your seller is the real reason that l am writing this because she misrepresented the true condition of the house by falsely claiming that the basement was dry on the seller disclosure. She lived there for a year according to the neighbors who shared that information with my home inspector. She KNEW it had water issues because she went down there during the course of her occupancy and then lied about it. And if the first realtor understood what water damage looks like we would not be here, on Google, taking verbal swings at one another. However, that is just one of the issues. But leaving the trash in the garage for me or for anyone for that matter is just plain rude. And making excuses for your team member just doesn't work when you consider that you owed me a phonecall and an apology for the last few days. Having to read the truth online sucks but l was truly irritated across the board. Maybe next time you will value the $50K client in the same light that you would value that $500K client. Unfortunately you overlooked just plain ole good common courtesy: a phone call and a apology. Try reading Emily Post if you are still unsure as to how to respond, maybe next time you will all get it right....
