Steven Leung to the rescue! Here's the quick of it: Steven is refreshingly responsive and persistent. Most important though, he's very practical and people-minded, being sensitive to what people need - not just doing the deal. He's easily one of the most mindful and efficient agents I've ever worked with to date. Here's the long of it - Steven and I had the opportunity to work together on a deal where the sellers had just exited a nightmare situation with another buyer and mystery agent. DAYS before our sellers were set to be closing on their new home in another part of the state, the buyer suddenly cancelled the transaction and left our couple holding the bag. Even worse, there seemed to be an agent attempting to sell their home online without our couple even knowing! I was contacted by their purchasing agent for their new home to help them out since I have a reputation in my office for getting tough deals to the promised land. This one was hard because it was at the starting line and already relatively out of time. Our sellers would lose out on their new home, lose their deposit, and be stuck in a home that was no longer a fit. I got BUSY and got their home into contract the same day I listed it, with a sweetheart offer and terms our couple was thrilled about. Steven contacted me mere moments after my sellers accepted and I let know him the home had just gone pending. This is where most agents would quit and move on. Not Steven. Even knowing this home was in contract, Steven asked if he and his buyers could still see it and submit a backup offer. I shared the terms of the current offer with him - "My sellers don't need the highest dollar, they need the most functional" - and he set the appointment for his buyers to see the home the next day. í They showed up right on time. Steven was extremely gracious to my sellers and very understanding of their situation. Knowing what the homeowners were facing, Steven could have taken advantage of the situation in writing a backup offer.íí He didn't. Instead, he let me know how very interested his buyers were and they submitted an objectively generous offer with lightning speed. The universe smiles on good people... The new buyer suffered a family emergency and had to back out. Steven and his buyers were now free to get the home for themselves! Not only did they NOT try to renegotiate and lowball the sellers, they even helped by volunteering an extra deposit and release of funds so that our sellers could pay for and close on their home in time! They also crafted their offer to give the sellers extra time to move. Now, this is awesome from the perspective of my sellers, but you have to also understand how absolutely phenomenal this helps make me look at the same time. My sellers went from an absolute nightmare of a first time home selling situation to a dream of an experience because of an agent willing to meet us with the speed, tenacity, and empathy the situation needed. Steven was an absolute paragon of an agent - not just for his buyers, but for EVERYONE involved.. For me, for my sellers, to my team, and to the fine people behind the scenes who enable us to do well for our clients and get these things done. I'm very much hoping Steven and I have the opportunity to work on many more deals together. A+++ all the way!
