They take care of there tenants better then the rest of the rental companies and are quick to getting maintenance request done correctly
Horrible Company. We worked with Hannah Fouts initially and had the worst experience. We even brought in management at SMI realty and they literally did nothing to make the situation better. we never got an apology from Hannah or SMI real estate. If I could give negative stars I would. Below is a small example of what we went through: Hannah Fouts is the worst relator I could ever imagine working with and I do not say that lightly. She made our home buying experience a nightmare. As first time home buyers, she assured us that she would walk us through each step properly and failed to do so. When it came down to negotiations, she refused to write our offer to include items we wanted to seller to fix because she didn’t think they would agree to it which was only discovered because I read every inch of each document she emailed us to sign. After telling her to write these items in the repair addendum, the sellers agreed. Now, when we first agreed to use Hannah as our relator, she assured us that she would be at the home making sure things were done properly, like inspection, and work done to close as we are out of the area buyers. Hannah not only did not show up in person to show the house as promised, she did not show up for inspection, during “contractors” working, or to give us our keys upon closing. She left the keys to the home under a literal rock for us to find. She yelled at me numerous times over the phone when I called to ask any questions and sent nasty text messages to both my husband and I. I have shown these messages to other relators and friends who work in the industry and they are absolutely appalled by Hannah and her actions. Hannah had promised that she would go to the home to ensure all work had been completed properly and then called me the night before closing at 8 pm to tell me that she would not be going to ensure work would be done and that I needed to figure out a way to make it there before the next day. Of course I was shocked, as a first time home buyer I had no idea that I would need to approve of any work done as part of our contract nor did I know we could walk away if the work was not satisfactory. I did however ask Hannah numerous times about how will we know if they used a licensed contractor and how will I know if the work was completed to the standards it should be per the inspection report recommendations. She said “Anyone knows how to read an inspection report and because I said so in the contract”. So we left it at that. Upon showing up to the home the day after closing to get the keys and take ownership, I find that the seller had hired a friend to perpetrate fraud by making a fake invoice that included a fake unregistered CCB licensing number with an invalid phone number, this was not provided to me until closing either. I asked Hannah for contractors information when they were working on the home numerous times and she refused to give us the information. When we arrived, there was silicone all over the outside of the home. The dry rot that was supposed to be fixed had boards nailed over top and painted in order to hide the dry rot. We received numerous bids on how much it would cost to remove the silicone and dry rot which averaged about $3,600. Now to remove the silicone, it needed to be sanded off to ensure it was not on the home anymore as it cannot be painted over. Well now, we had to pay someone on top of that $3,600 and additional $8,500 to recaulk and paint the entire exterior of the home. Total to fix the home was close to $12,000. Now when we called Hannah and her broker, they didn’t seem too interested in helping as home was closed on time. In the ended we were able to get the seller to pay $1240 and Hannah to pay $500 for a total of $1740. Which in the scheme of things is pennies. In the end, I would never recommend anyone to choose Hannah Fouts or SMI real estate for anything ever.
They are so hard to work with. They bought out our apartments and since then it's more difficult to pay, to request repairs, to CONTACT THEM in general. They finally planned to repair our ramp to the upstairs apartments they started on 5/4/2021 and then broke everything but never repaired it again. Now it's 5/25/2021 and they still haven't gotten almost anything done. They also didn't warn us construction was going to still be going on. I work from home and this is very impactful to what I do since I teach people and lately they can't hear me. I'm hoping it's done soon.
Jordan Sparks made my first buying experience a living nightmare. He not only lied to me, my realtor and my bank. He created a fake eviction notice that he sent to me and my team through email. While telling the tenants we had no intention of moving into the home even though we were purchasing FHA and he knew we had to be in within 60days. We still can not figure out why he did what he did but if you do business with him beware.
Slum lords only been here since march but ive had mice, a horrible smell coming from under the place i cant even close my windows ever! The trash cans are broken and recycling never get taken. I've complained many times but nothing gets done. I WANT OUT OF HERE! DONT RENT FROM THIS COMPANY. Ohhh but they sure want the rent on time
