From the first day we did a site visit of the space, we were impressed with the quality of the facilitiy. Because of the building quality, We had very few maintenance issues and those were handled quickly and professionally. We were lease holders for over 10 years and would have continued if not for covid - 19 related business issues. Kurt & Paul were very responsive to our leasing concerns and assisted us well. I have worked with Kurt Welton and Paul Molinaro and can attest to the fact that they are honest and caring people that look out for the interests of others and for the greater community. They are very professional in their dealings and I have always had a great experience with them.
If your choice is renting from them, or living in the woods - pack a sweater. Paul Molinaro and Kurt Welton are possibly the two most unscrupulous people I have dealt with in my professional career. Where do I even start? I had a 5-year lease with a prior owner, who sold the building to Welton Enterprises. From day one, Paul Molinaro stopped honoring our prior agreements. We had negotiated parking for our straight truck that we paid an additional sum each month to use electricity for teh block heater. Welton said move your truck or it will be towed. We had our snowplow parked in our parking lot. They actually stole it! You are thinking to yourself - What?! No way. These guys wouldn't just steal a snowplow - I mean, I see them at Church on Sunday! Well, when we couldn't find our snowplow one day, we called Welton and were informed that Kurt "gave it to the maintenance man" and he had taken it to his house. They claimed it was "abandoned property"! We had to call the police to get our plow back. At one point, I was behind on rent (which I admit was my fault). I was trying to get caught up, and I eventually did with a personal loan from someone. BUT - rather than taking their tenant to court like normal law abiding people do, Welton just snuck in to the building at 6:00 am and actually CHANGED OUR LOCKS! They don't respect the law. They entered our offices and warehouse multiple times without permission or notice. Now, our 5 year lease has expired and we are out of the building. They gave me a written notice of everything that needed to be cleaned and fixed before move-out in order for me to get my security deposit back. It actually included things like "patch tack hole" and "patch nail holes" - in a warehouse! Not an office or an apartment, but a warehouse! They also told me I needed to wipe down all of the ductwork in a warehouse. It's like 20 feet in the air! Anyway, I hired a general contractor to repair the items - and 48 days later, they have not returned my security deposit. When I questioned them the first 3 times, they ignored me. Finally, their office manager told me I was going to be charged for a light fixture that was broken when I moved in. Now, a few minutes ago, they are telling me that one of the Modine Furnaces has a "cracked heat exchanger" and needs to be replaced. First of all, there is only one Modine in the entire building. Why would he say "one of the Modines" if this were true? Second of all, the furnace worked fine before we moved out. I don't usually write reviews, but I feel the need to warn you about these two guys and their devious ways. If you want any documentation about any of this, I would be happy to forward you emails.
